Cancellation Policies

Cooling Off Period

The property offers a cooling-off period as follows: 30 days or more before check-in: A 100% refund will be provided for cancellations. 14–29 days before check-in: A 50% refund will be provided for cancellations. Less than 14 days before check-in: No refund will be provided for cancellations.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

Small dogs and pets are welcome. A higher deposit may be requested to cover extra cleaning.

Payment and Fees

Booking Deposit

One month’s rent or one month’s deposit is required to secure the booking. The remaining amount must be paid by the check-in date.

Security Deposit

A security deposit equal to two months of rent is required.

Pay In Instalment

The property requires rent to be paid in monthly instalments at the beginning of each month.

Mode Of Payment

The property accepts payments via credit card, debit card, and bank transfer.

Guarantor Requirement

A guarantor is not required to book or stay at the property.

Additional Fees

Utilities are charged at €50 per tenant per month. Any excess usage will be reconciled at the end of the contract, and additional charges will apply if the allowance is exceeded.
